Abu Dhabi is, quite literally, a city of islands — more than two hundred of them — and its property market is organised around a handful that have become destinations in their own right. When people talk about island real estate in Abu Dhabi, they usually mean one of four addresses, and each has a distinct personality.
Yas Island is the entertainment capital: Ferrari World, Yas Marina Circuit, Warner Bros. World and some of the strongest rental demand in the emirate. Residential options range from The Orchids at Yas Acres — a limited collection of 217 family townhouses and villas from AED 3.35 Million — to the football-branded Manchester City Yas Residences.
Saadiyat Island is the cultural address, home to the Louvre Abu Dhabi and the emirate’s most expensive beachfront. The Four Seasons Private Residences anchor the top of this market, and Aldar’s newly announced Talay at Marsa Al Saadiyat — 351 standalone seafront villas beside what will become Abu Dhabi’s largest marina — shows how much room the island still has to grow.
Hudayriyat Island is the emerging story: a sports-and-wellness island where Modon is building an entire coastal district. Buyers can choose between Bashayer sea-view apartments from AED 2.35 Million, the newer Bashayer Residences waterfront collection, Golf Estates, hilltop Nawayef villas and beachfront Al Naseem villas.
And then there is the new wave. Fahid Island, positioned between Yas and Saadiyat, launched with beachfront apartments from AED 3.5 Million, while master communities like Sobha City Abu Dhabi bring island-style waterfront living — a 2 km marina promenade, 60% green space — to the mainland edge at sharper prices, with River Cove apartments from AED 1.31 Million.
The island trend is not unique to the capital — Dubai’s Damac Islands and the northern emirates’ Sobha Siniya Island follow the same playbook — but Abu Dhabi’s versions carry the strongest infrastructure backing. For investors, the appeal is structural: island addresses are supply-constrained by definition, they command premium rents, and every option above AED 2 Million carries UAE Golden Visa eligibility. The practical starting point is deciding which island lifestyle fits — entertainment, culture, wellness or value — and then talking to an advisor about current launch inventory on each.
